The
City of Thorne Bay has completed the lot layout, platting, zoning, and
the terms and conditions for the sale of lots in a new residential
subdivision named Greentree Heights. It is named after a former Mayor
for the City who did a lot work to help get this new subdivision ready
to sell. The thirty-two new
residential lots and one commercial lot range in size from 1.10 acres up
to 2.69 acres. Most of the lots are
overlooking the main town site with an awesome view to the south over
Thorne Bay and the Southside Subdivision on the other side of the bay.
Zoning regulations are in place to protect the views from ever being
lost.
During the first sale held on May 12th ALL eleven of
the lots put up for sale were sold during some very exciting bidding.
The City does expect to sell all the lots as quickly as they are
offered, as there has been a great deal of interest in the purchase of
residential building sites over the last couple of years.
For this
second sale, the City of Thorne Bay will sell twelve residential lots (#
13 – # 24) by out-cry auction to be held on Lot #1 at 2:00p.m. July 14,
2007. Lot sizes vary from 1.1 to 2.6 acres with the minimum bid set at
$4,500.00 per acre. The City also plans to sell the one commercial lot
in the subdivision that same day. The minimum bid for commercial lot # 8
has been set at $150,000.000. This lot is 1.37 acres, has highway
frontage, access to power and is mostly cleared and developed to grade.
There is no water or sewer to the lot at this time.
Sale
packets with subdivision plat maps, zoning regulations, terms and
conditions of the sale, and a list of the lots to be sold with the
minimum bid of each, are available over the counter at the Thorne Bay
City Hall for $10.00 each plus tax and postage as applicable. Sale

City water, sewer, and public electricity are not
installed in the subdivision. Potable water for the lots will be
provided by the homeowners by having wells drilled or by the
construction of catchments and storage systems. Approved septic tanks
and leach fields will be required on all lots. There are many wastewater
system types that can be installed by the homeowners. Lot owners may
develop their own power generation equipment, including solar, wind and
gas or diesel generators. There are knowledgeable people in the area
that can help design your systems with you.
The City of Thorne
Bay is starting to grow rapidly. It was the largest logging camp in
North America until the year 2000. Ketchikan Pulp Company ceased
operations in Thorne Bay that year. Many of the loggers and road
construction companies moved to find other work. Since then the
remaining people have been diversifying the local economy into tourism
and various support business. This is such a beautiful part of the
planet that visitors enjoying the various lodges and outdoor activities
have been returning to settle down in Thorne Bay.
There are many projects in the works
for Thorne Bay. The new downtown business district that will contain
eight (8) new commercial lots is also currently being developed. At this
time, there is a small health clinic however funding is being acquired
to build a new larger health center. The City recently moved the City
Library to a new temporary building and a committee is working on a
design and funding for a new, up to date building. The City is also
working on purchasing more land from the State of Alaska to develop yet
another subdivision.
